Why We Focus on Kitchens in Shared Buildings

Primalhealthwithjean is a kitchen remodeling contractor in Scottsdale, Arizona. We do most of our work in condos, lofts and townhome buildings in and around Old Town, and we chose that focus on purpose. A kitchen in a shared building asks for a different kind of planning than a kitchen in a detached house, and plenty of homeowners find that out halfway through a job that was planned the other way.

In a house, the owner decides. In a condo, the owner decides along with an association, a property manager, sometimes a building engineer and the neighbors on either side and below. The ceiling may be a structural concrete slab. The plumbing wall may carry drain lines for three floors. The only way in for a cabinet or a countertop slab may be a passenger elevator with a set of padded blankets and a reservation window.

How We Work

We begin every project by learning the building. That means reading the alteration agreement, asking management about working hours, deposits and insurance requirements, and finding out where the water shut off and the riser access are. Only then do we sit down to talk about cabinets, counters and layout. Doing it in that order is what keeps a design from being rejected by the board or stalled by a surprise the week demolition starts.

We are straightforward about cost. Moving a sink across a concrete floor or finding a new path for a range hood duct can double a budget, and we would rather show you that on paper than let you discover it later. Often the better kitchen keeps the plumbing where it is and spends the savings on better cabinet boxes, sturdier hardware and a countertop you will enjoy every day.

We also keep the rest of the building in mind. Corridors and elevators get protected, debris leaves the way management asks, and noisy work stays inside the hours the rules allow. Your neighbors should barely notice we were there.
